New Summit Capital is a private real‑estate investment firm focused on acquiring stabilized and value‑add rental real estate assets across the Midwest. Our strategy involves acquiring stabilized assets trading at below fundamental value and executing on value-add opportunities where NOI can be materially improved through strategic renovations, operational improvements or other efforts.
Investment Mandate
We typically employ conservative, fixed‑rate senior debt at 60–70% LTC, supplemented entirely by our own equity contribution. While we favor 100%‑control acquisitions, we can selectively allow certain sellers to retain minority stakes in the deal for future upside.
Financial Objectives
The nature of the capital is flexible with a uniform objective: long-term compounded growth. Every investment is underwritten assuming a 'forever-hold' strategy so asset quality and location are key pillars of the investment mandate.

Our leadership team has collectively closed more than $250M of residential and commercial‑use real estate transactions spanning acquisition, ground-up reconstruction and re-development. We maintain deep relationships with regional brokers, local operators, municipal agencies, and capital providers throughout the Midwest—relationships that deliver proprietary deal flow, preferred vendor pricing, and first‑look access to off‑market opportunities.
Time Horizon
With evergreen capital, hold periods are driven by asset‑level fundamentals, not fund deadlines. We underwrite 5–10‑year holds but remain opportunistic: we recapitalize or divest when it maximizes after‑tax value and supports long‑term portfolio health. Proceeds are reinvested into like‑kind assets to preserve compounding momentum and defer taxable gains.
