ACQUISITION CRITERIA
New Summit Capital seeks investment opportunities that meet or exceed the following criteria:
1. Property Size
• Garden-style or low-rise buildings
2. Property Vintage
• Properties built after 2000 preferred
3. Property Grade
• No C or D properties
• Ideal properties while be in top 10% of high-end local inventory, creating structural supply protection
• Ideal target demographic are "renter-by-choice" tenants
4. Property Type
• Open to special situations involving certain industrial and specialty use real estate assets
5. Markets
• Top markets: Cleveland OH, Chicago IL
• Additional markets: New Braunfels TX, Clearwater FL
6. Deal Price
• 60-70% LTC debt and remaining equity funded entirely by New Summit Capital
7. Deal Type
• Stabilized assets with operational and/or physical repositioning value-add opportunities
• Open to "good asset bad balance sheet" situations
• Willing to dig into unique or complex situations
8. Deal Valuation
• Require historical underwritten financials
• Please note that pro forma cap rate and LTM cap rate are NOT the same
